Central Lakes Realty
Central Lakes Realty

For Realtors who still have somewhere they want to go

Your brokerage should do more than hold your license.

90/10 split. In-house coaching at no additional cost. And nobody asking you to recruit. Central Lakes Realty is a Lake County brokerage built for agents who are still trying to grow something.

Confidential conversation. No pressure. No obligation to switch.

90/10 split

Across the board. Not a tier you climb toward.

In-house coaching

Included. Not an upsell, not a video library.

No agent recruiting required

No downline. No quotas on your friends.

Built for growth

We'd rather have the right agents than every agent.

This isn't a place to retire your license. It's a place to grow it.

Plenty of brokerages will take your license and leave you alone with it. That works fine — right up until the year you decide you want more than last year. Then the question stops being "where is my license?" and starts being "who is actually helping me get there?"

Start here

If we sat down today, what would you tell us you want?

One answer. No form yet. We just want to know the direction you're pointed.

Tired of being asked who you're recruiting?

We'd rather ask what you're producing.

There's no downline here, no recruiting requirement, and no reason to turn every coffee with another agent into a pitch. Your business grows when you sell real estate. That's the whole model.

The economics

90/10. Simple enough to explain in one sentence.

You keep 90% of your commission. That's the split across the board — not a reward for hitting a tier, not something that resets in January, not something that only applies after you've earned your way into it.

If you have to draw a diagram to explain how you get paid, that's not a compensation plan. That's a puzzle.

90/10

Your split, across the board.

  • Coaching included at no additional cost
  • No requirement to recruit other agents
  • Direct access to a working broker

Coaching

Most agents don't need more information. They need someone paying attention.

Coaching here isn't a login to a video library you'll watch twice. It's a real person who knows your number, knows what's getting in the way of it, and notices when you go quiet for three weeks.

Goals that get written down

Your production target stops being a private thought and becomes a plan somebody else is tracking with you.

Accountability that's actually kind

Regular check-ins on what you said you'd do — not to shame you, to keep you moving.

Production, not motivation

Conversations about pipeline, conversion, follow-up and pricing. The unglamorous parts that move the number.

Repeatable business

The goal isn't one big year. It's a business that still works the year after that.

Brokerage fit check

Sixty seconds. Twelve questions. A straight read on your business.

This is a business diagnostic, not an application. Nothing gets submitted until you decide it should.

Where are you now, and where are you trying to go?

No name, no email, no phone number to begin. You'll see your result before we ever ask.

Production gap

How far are you from the number you actually want?

Big goals feel abstract until you turn them into closings per month. Four numbers and we'll do that.

Estimates only, based on the numbers you enter. Not a projection of future production.

"I want to do $12 million" is a wish.
"I need two more closings a month" is a plan.

Fill in the numbers on the left and we'll turn your goal into a monthly pace you can actually work.

Run your own numbers

What is your current brokerage actually costing you?

Split is the headline. The real number is split plus everything you're paying around it.

Your estimate

Estimated annual brokerage and business infrastructure cost, based on what you entered.

Central Lakes Realty commission split

90 / 10

Commission is only one piece of the equation. The bigger question is what support, coaching and infrastructure you're receiving in exchange for what you're paying.

We're not publishing a savings comparison here. Final compensation and brokerage terms are governed by your written agreement with Central Lakes Realty.

We don't need every agent. We want the right agents.

Growing headcount is easy. Any brokerage can do it — you just stop being selective. We'd rather stay small enough that the broker knows your business, your market and your goal without checking a spreadsheet first.

That means this isn't a fit for everybody, and that's fine. It should be a two-way decision.

What we're looking for

You have a number

You know what you want the next twelve months to look like — or you're ready to decide.

You're coachable

You'd rather be told the truth about your pipeline than be told you're doing great.

You're local, or want to be

Lake County business is won by people who know the water, the towns and the drive times.

You want to sell, not recruit

Your growth plan involves clients, not building a downline.

You show up

Consistency beats talent here. We can coach the rest.

You're new and serious

Brand-new agents are welcome — if you're treating this like a business from day one.

What the coaching actually looks like

  1. 1

    Week one

We sit down with your actual numbers and your actual goal. No generic onboarding track.

  2. 2

    First 30 days

A written plan: where business comes from, what you'll do weekly, and what we're measuring.

  3. 3

    Ongoing

Regular coaching check-ins on pipeline, conversion and follow-up — with a broker who picks up the phone.

Lake County isn't a territory on a map to us.

Tavares, Mount Dora, Eustis, Leesburg, the Harris Chain — this is where our agents live, list and sell. When you're talking to a buyer about which side of the lake gets the afternoon sun, you're talking to a brokerage that already knows the answer.

Local knowledge is a competitive advantage. It's hard to fake from an office two counties away.

Broker access

You'll talk to the broker. Not a recruiter with a script.

Debbie Milazzo is the broker at Central Lakes Realty — and she's still in the business, not just over it. When you have a question about a contract at 7pm, you're calling a person who knows the answer and knows your deal.

Your first 90 days, roughly

Days 1–30

License transferred, systems set up, plan written, database organized.

Days 31–60

Consistent prospecting rhythm, active pipeline review, first coaching adjustments.

Days 61–90

Measure what's working, cut what isn't, and set the target for the next quarter.

"But what about my pending deals?"

It's the first thing every agent asks, and it's the right question. Changing brokerages feels bigger than it usually is: a license transfer, a conversation about your pendings, updated marketing, and a plan for your database.

We walk through all of it before you commit to anything — including the parts that are genuinely inconvenient. If the timing is wrong, we'll tell you the timing is wrong.

Having the conversation doesn't move your license. It just gives you information you don't have right now.

Changing real estate brokerages in Florida

Compare the brokerage, not just the split

A better percentage only matters if the rest of the relationship works. For agents considering a move in Tavares, Mount Dora, Eustis or Leesburg, these are four conversations worth having before making a decision.

Your actual take-home

What remains after the split and every applicable cost?

Start with the 90/10 split, then request a written explanation of any applicable fees and expenses. Compare the same production assumptions at both brokerages—not just the headline percentage.

Support you will use

Who helps when a real transaction gets complicated?

In-house coaching is included at no additional cost. Ask how coaching, pipeline reviews and broker support would fit your current experience and the business you want to build.

How you grow

Is the business built around clients or recruiting?

Central Lakes Realty does not require agent recruiting. Bring your client-development goals and talk through the habits, follow-up and local knowledge that can support them.

A responsible transition

What happens to pending deals, listings and client records?

Review your existing agreements before moving anything. Discuss pending transactions, compensation, marketing updates and authorized access to records with the appropriate brokers and professionals. A conversation here does not transfer your license.

What does a 90/10 commission split mean?

On $10,000 in gross commission, a 90/10 split allocates $9,000 to the agent and $1,000 to the brokerage before any applicable fees, expenses and taxes. This is an illustration of the split—not an earnings promise or a statement that there are no other costs.

Every conversation is confidential.

We don't contact your current broker, we don't share your name, and nothing you tell us leaves Central Lakes Realty. Most of the agents we talk to aren't ready to move — and they stay in touch anyway.

Straight answers

You already know whether last year was the ceiling.

Twenty minutes, confidential, no obligation. We'll talk about your number, what's actually in the way of it, and whether Central Lakes is the right place to go get it. If it isn't, we'll say so.

Or just call the office: (352) 508-7379

Have the conversation

Only name and email are required. Everything you already told the Fit Check comes with you — no repeating yourself.

No pressure. No obligation. No "who can you recruit?" conversation.
